Apartment Maintenance Supervisor
Must have knowledge in the following:

Position
Summary:
Responsible to direct and oversee maintenance of the apartment community.
Essential Job Functions :
Required to live on-site (2 bedroom apartment provided)
Assists and/or delegates maintenance requests
Routinely inspects buildings and grounds
Directs the maintenance of all building functions to assure safety and convenience such as water heaters, boilers, laundry equipment, etc.
Trains and supervises all on-site maintenance personnel
Performs preventive maintenance
Inspects vacant suites
Prepares vacant suites for market ready status
Maintain and control inventory of all equipment and supplies
Schedules and oversees work done by independent contractors
Assists or delegates upkeep of grounds
Assists and/or delegates snow removal
Orders maintenance supplies and equipment and approves purchase orders
Completes invoice processing
Obtains estimates and bids from vendors and contractors
Ensures financial goals are being met, notifies supervisor when variances occur
Responsible for proper management of petty cash fund
Essential Job Requirements:
EDUCATION
High school diploma or equivalent
At least Type II Certification; Universal Cert preferred
EXPERIENCE
Verifiable hands on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
Two years of supervisory experience
REQUIRED SKILLS
Valid Driver's License
Ability to delegate work
Organizational skills
Knowledge in using hand and power tools typically used in construction and maintenance
Ability to maintain good relations with residents, employees, city officials, and community
PREFERRED SKILLS
PHYSICAL
REQUIREMENTS
Ability to work inside and outside in all types of weather
Work can require repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs. with frequent lifting and carrying of up to 50 lbs
